What should be done if the builder has violated the rules while constructing the building?

Dear Mam,
I have bought a flat in Kundanhalli gate, Bangalore. I also have got the Electric meter transferred in my name too. Recently, we found out that we cannot sell/buy flats in this building as the Registration office has put a hold on these as the builder has done from violations on the building construction and this needs to be corrected. I am stuck as I am not able to get the khata like other 159 occupants. The builder keeps reassuring that he will settle the issue and get the occupation certificate but still not moving on this. In this situation, what do you think is the best way out to be safe- I am scared that one day, there will be a demolition notice or huge fines put.

You can ask the builder to regularize the deviations by submitting the building to ‘Sakrama’ scheme floated by the BBMP, which seeks to regularize residential buildings with up to 50% deviations. The details will be out by December 2008. Thereafter you can sell it without difficulty.Vatsala
