How to get the relevant documents for a property if a developer fails to provide them?

Question asked by Mr. Mahendra Kumar from Bangalore, Karnataka, India:
Hello,please help me.I am trying to sell my 3 bedroom duplex apartment in 1st blk,Koramangala,Venkatapura Village(off: Sarjapura road). The buyer’s auditor demands Mother deed, building plan & License.
The apartment was put up on vacant site by some builder.He failed to handover certain documents-did not put up lift also.
Pls advise me where to get these documents, how long it will take to get them and how much it may cost me-how easy/how difficult it is to get? builder is not traceable now..very non co-operative one.

You can get certified copies of the parent document from the concerned sub-registrar’s office. You need to have some idea of the date on which the transactions happenned and the description of the property. If you do not have these details, it will be difficult to get it. The cost will not be high.
