What are the basic things one should check before buying a flat in the title of a property?

Hello Madam,
 I’m Subha interested in buying a flat in Bangalore.
1) Can you please tell me or point me where can I read the complete
process of registration of a flat?
Like, first sale deed (what it is), then agreement and move on.
2) What are the basic things I should check before buying a flat in
the title of a property?
Some body says betterment charges and property tax paid receipt, Khatha
is enough. Some body tells on EC is enough. Another friend says
RTC/Mutation Extract. I’m very much confused and when I talk to
builders, many don’t have all.
What are the complications levels of these documents?
Again, one of my friends bought a flat with a builder, and bank approved
the loan. When we verified later with a lawyer, he says some
complication there and don’t buy it. (RTC / mutation extract missing).

It is not possible to give a comprehensive list of documents needed as the history of the property varies and depends on whether it required conversion or not. You should always get the title papers to a lawyer who can then call for additional documents to fill up the gaps, if any.Vatsala
