How can I make my daughters joint owners of the flat?

Question asked by Mr T.P.Gopalakrishnan from Bangalore, India:
I being a central govt employee purchased a flat from CGEWHO, at Bangalore and registered it jointly with my wife to safe gaurd her future. She died recently without leaving a will. We have two daughters who are married. What should I do to ensure that my daughters become joint owners of the flat without any problem after my death. And also how to sell the flat in case it is necessry, before my death.
Thanks
T.P.Gopalakrishnan

Vatsala Answers:
If the last registered owner sells it to you in person or through power of attorney holder or in case of death, through legal heirs, it will be safe to purchase it provided title due diligence is done. Any prior agreement holders have to be included in the sale deed as Consenting Witnesses.
