Hi, I have become a Canadian citizen now. Applying for OCI. My mother wanted to gift a land on my name. How can she do and do I require to be present physically for registration.
Kindly advice.

You can receive the property gifted to you by your mother. Your status will not bar such a transfer. You should be represented at the sub registrar’s office through a power of attorney holder.Vatsala
